  • What is an Electrical Installation Condition Report?
    An electrical installation condition report is, as its title indicates, a report and not a certificate. It provides an assessment of the in-service condition of an electrical installation against the requirements of the edition of BS 7671 current at the time of the inspection, irrespective of the age of the installation.
    Every electrical installation deteriorates with use and time. Therefore, if the safety of the users is not to be put at risk, it is important that every installation is Periodically inspected and tested by a competent person.

  • How often should I get one done?
    It is recommended that a domestic property is tested at least every 10 years and if rented at each change of occupancy (IEE Guidance Note 3 Table 3.2). If you are selling your property then we can provide an Electrical Condition Report for you to show a prospective buyer the quality of your electrical installation.
    If you are purchasing a property and there is no report of the condition of the electrical installation then we can carry out an inspection before you commit to buy.

    As an NICEIC approved contractor our report will be accepted by mortgage providers as a true testament to the condition of the installation. We can liaise with agents and sellers to gain access to the property so that this can be one part of buying a property that can be hassle free!

  • What is the purpose of an Electrical Condition Report?
    The main purpose of the Electrical Condition Report (Periodic Inspection Report, PIR) is to detect so far as is reasonable practicable, and to report on, any factor impairing or likely to impair the safety of an electrical installation.

  • What should I do when I get my Electrical Condition Report?
    After you receive your Electrical Condition Report you should make arrangements to put right  (as soon as possible) any reported problems that make your installation unsafe. If it is an installation in a property that you plan to buy, you should tell the current owner of the property about any reported problems.

If a lot of work is needed (for example, where the installation needs to be rewired), we recommend that you get a quote for carrying out the work.

Finally, you should keep your condition report in a safe place, as it gives you, and  anyone who may buy the property in the future, a record of the condition of the electrical installation at the date of the report. It should also provide useful information if the property is extended or improved in the future.
